Inspections

Community Homeowner Inspections

To help maintain the beautification of the CCII community the board and property manager will conduct semi annual Community wide inspections.

If a home does not meet community standards a violation will be sent to the homeowner accordingly. Violations are sent in accordance to the communities governing documents / rules & regulations.  Letters sent from the property management company go thru a sequence prior to being escalated to the fining committee and or legal teams. If the homeowner cannot complete the violation in the time frame provided to complete the job and/or would like to dispute or comment on the violation, simply send in writing a response to the property manager for review.

OPEN COMMUNICATION IS IMPERATIVE AND HIGHLY RECOMMENDED IN ORDER TO REDUCE THE POSSIBILITY OF INCURRING ADDITIONAL FINES, EXPENSES AND OR LEGAL ACTION.

(Note: These are estimated time frames below)

Annual Inspections – Oct/Nov & May/June

Roof – (Repair/Replacement/Cleaning)

Driveway – (Repair/Replacement/Sealing)

Fences – (Repair/Replacement/Cleaning)

Landscape – (Replacement/Re-Design)

General – Covers anything else supporting by the governing documents & rules/regs

We highly recommend homeowners inspect their own properties on a regular basis and keep up to the community standards as to avoid violations and reduce mailing costs which in turn come out of the HOA fees.
